History

Walter S. Flores, Jr., affectionately known to the industry as ‘Skeets’, began his career and developed a passion for the building industry in the early 1970s.   In 1971, Skeets and his dad (Walter SR.) formed a construction and real estate company where Skeets experienced on the job and in the field construction and real estate training.

In the early 1980’s, Skeets served as President of Western Sun, a major construction and development company active in the southwest. During his time at Western, Skeets was responsible for operations and the development and oversight of relationships with lenders, real estate brokers, project biding and municipal relations.  Finding quality services providers a challenge, Skeets realized there was an opportunity in the market to establish a dispatch services company using experienced independent contractors.

In 1988, Skeets and his wife, Judy, formed Cocamar, a dispatch inspection company providing services for a fee to local and regional community construction lenders and banks. Cocamar incorporated in 1989 and expanded its geographical reach and cost analysis/risk mitigation services offerings to the financial communities.

With its growing expertise and depth of knowledge, Cocamar provided vendor services and consulted for a number of national, regional and local lenders to assist in structuring in-house construction lending departments and lending programs.  Cocamar has also held vendor approval status with the (RTC) Resolution Trust Corporation.

Over the last 20 years, Cocamar has been a leader in developing and delivering cost analysis and field services to the real estate and financial industries on a nationwide level. Its history ensures Cocamar has the depth of experience and knowledge needed to provide quality services to the lender/servicer community today.

In order to remain at the forefront of the field services industry, Cocamar continually upgrades its technology.  In 2008, to help achieve best-of-breed technology, Cocamar, Inc. sold its assets to ISGN, a large technology developer to the lending and distressed assets marketplaces who re-branded the company as ISGN Inspection Services. Given the turmoil in the markets, ISGN determined to refocus on its core technology businesses. On August 18, 2009, Skeets re-acquired the assets of his former company Cocamar Inc. and formed Cocamar LLC to provide lenders/servicers with an expanded menu of field services.

Today, Cocamar offers the largest network of independent service professionals in the industry and maintains sales and operations offices in New Jersey, Connecticut, California and Arizona.

Here today and tomorrow; as it has in the past, Cocamar will draw on its years of experience to help shepherd its clients in through today’s extraordinary financial markets.
