Borrowers/Homeowners
Building your dream home, though exciting, presents many challenges. The construction process and, if financed, the related loan includes additional risks. Cocamar often works on behalf of the lending institutions to manage these additional risks but also provides a similar suite of services to the homeowner financing thier own project. The various sub-contractors and/or builders performing work on a project will request funds upon completion of their work.
Cocamar coordinates with lending institutions, general contractors and homeowners to ensure all subcontractors and suppliers are paid in a timely manner in accordance with the approved budget. Prior to the release of funds to the contractor, lending institutions must confirm what work has been completed by ordering an inspection of the work site. Cocamar has a nationwide network of inspectors that are qualified to inspect residential and commercial projects.
Sometimes homeowners will hire a contractor/builder and use their own private funds to build their dream house. This presents many challenges for the homeowner. When do you release funds and to whom? You can team up with Cocamar to manage completion inspection process to administer the release of funds by utilizing the same services that we provide to lending institutions. We will send an inspector to the home site, upon your request, to provide you with detailed inspection reports, title updates/datedowns to ensure there are no mechanics liens placed on your property.
