Gary V. Hoyer

Managing Director - Cocamar, LLC and Cocamar  Field Services, LLC

Gary has more than 30 years of experience in commercial and investment banking and in the structured finance, asset-based lending and residential mortgage finance markets.  During his career, Gary has primarily been responsible for developing and structuring asset-based financing programs, establishing origination platforms for quality assets and development of the related operations guidelines and systems, performing business and portfolio risk analysis and portfolio performance.

Mr. Hoyer is a Managing Member of Lenders Support Services, LLC, a holding company for vendor services management companies that provide services to residential and commercial lenders and of National Asset Managers, LLC, a provider of pre-foreclosure default asset management services.  Mr. Hoyer also serves as the President of LoanGenie, Inc., a provider of on-demand software, network and data solutions for the consumer and residential mortgage finance industries.  Previously he served as the President and CEO of Sterling Eagle Mortgage Investment Company, LLC, a privately held firm engaged in the areas of residential mortgage conduit sales, mortgage fulfillment processing, warehouse lending and technology development for front and back-office systems.  Mr. Hoyer co-founded its predecessor company, WarehouseOne, and served as one of its principals.  Prior thereto, Mr. Hoyer co-founded and served as a principal of Princeton Capital Finance Company and affiliates, a leading asset-based lender active in the government finance receivables and mortgage finance sectors and, through one of its affiliates, was one of the first national non-bank warehouse lenders for small and mid-sized mortgage banks.

Earlier, Mr. Hoyer was a Managing Director of AOG Capital Markets, a Hong Kong-based merchant banking firm conducting financial arbitrage and operating a mortgage purchase conduit and providing related services to mortgage originator clients.  Prior thereto, Mr. Hoyer was a senior associate at Prudential Securities, Inc., where he provided advisory services to mortgage originators, managed the repo desk for Prudential Bache Capital Funding and structured mortgage-backed securities.  He also served as a consultant for Credit Suisse First Boston and Merrill Lynch, assisting both firms with the structuring of collateralized mortgage obligations and analytic systems development.  Prior to that time, Mr. Hoyer was a staff accountant/auditor for Deloitte, Haskins & Sells (now Deloitte & Touche) in the Financial Services Group and a senior consultant for Deloitte in its Management Advisory Services Group.  Mr. Hoyer attended Syracuse University with a major in accounting and completed studies in business administration in conjunction with the Wharton Graduate Division of the University of Pennsylvania.

 

Robert M. Imperato
Managing Director - Cocamar, LLC and Cocamar Field Services, LLC

Bob has over thirty years of experience in the mortgage industry including senior positions in wholesale and retail mortgage banking.  He has more than twenty years of hands on experience in residential construction lending from both a lender's and servicer's perspective.  Bob's vast experience in creating new construction lending centers, enhancing risk mitigation, while bringing together the best practices of large lenders enables Cocamar to design products and services to best serve its client base.

Bob has held executive level positions establishing and managing construction lending divisions with several of the industry’s most respected financial institutions including CenterBank (First Union), GMAC Mortgage, ABN AMRO, Webster Bank, ACLS, and ISGN.  Bob has also played a key role in creating national construction programs, opening new territories for construction lenders, implementing risk mitigation policies, outsourcing and consulting, loan portfolio management and strategic market planning and budgeting.  Bob Imperato is considered an established industry expert in the field of residential construction lending and related services.

Mr. Imperato is a member of a number of national associations including the National Association of Residential Construction Lenders, National Association of Home Builders.

 

G. Mark Loreto

Managing Director - Cocamar, LLC and Cocamar Field Services, LLC

Mark has more than 30 years of experience in commercial banking, structured finance and the commercial and residential mortgage finance markets.  During his career, Mark has been responsible for funding relationships, negotiating and structuring joint ventures, various aspects of operations and has served as secretary and general counsel.  In prior positions, he was responsible for documenting and monitoring client and funding source relationships, credit analysis and review of clients, financial analysis of funding source proposals, personnel and cash management. 

Mr. Loreto is a Managing Member of Lenders Support Services, LLC, a holding company for vendor services management companies that provide services to residential and commercial lenders and of National Asset Managers, LLC, a provider of pre-foreclosure default asset management services.  Mr. Loreto is also the COO and General Counsel for LoanGenie, LLC, a leading provider of on-demand software, network and data solutions for the consumer finance industry. 

Previously, Mr. Loreto was the co-founder, Chairman and COO of Sterling Eagle Mortgage Investment Company, LLC, a privately held firm engaged in the areas of residential mortgage conduit sales, mortgage fulfillment processing, warehouse lending and technology development for front and back-office systems.  Prior thereto, Mr. Loreto was a co-founder and Chairman of Princeton Capital Finance Company and affiliates, a leading asset-based lender active in the government finance receivables and mortgage finance sectors and the one of the first national non-bank warehouse lenders for small and mid-sized mortgage banks. 

Previously, Mr. Loreto formed, and was the executive vice president of, ORIX Realty Corporation, the commercial real estate subsidiary of Japan’s largest finance company.  Before joining ORIX, Mr. Loreto was a senior associate of Morgan Stanley Realty Incorporated, practiced corporate and real estate law with the law firms of Davis, Polk & Wardwell and Reid and Priest and was a commercial bank lending officer of Morgan Guaranty Trust Company.  He received a BA degree in Chemistry from The Johns Hopkins University, an MBA degree in Finance from the Wharton Graduate Division of the University of Pennsylvania and a Juris Doctor degree from New York Law School.  He is admitted to the bars of the States of New York and New Jersey, to various U.S. District Courts and to the Supreme Court of the United States.

 

Walter S. Flores, Jr.

President - Cocamar, LLC and Cocamar Field Services, LLC

Walter, known as "Skeets" in the field services industry, has more than thirty years of experience as a senior level relationship management officer, principal and manager of construction and field services operations.  Skeets has established and maintains relationships with the largest title companies, major lenders, hedge funds and loss mitigation companies.

In 1988, Skeets founded the original Cocamar that operated principally in in the Phoenix, Arizona metropolitan area and then expanded to provide services statewide in Arizona, California and Nevada until 2000 when Cocamar was asked to provide services for several national lenders. Skeets also served as a General Manager, President and CEO of a family-owned residential and commercial construction company and held construction trade jobs while attending college.

Armando Moreno

Operations Manager - Inspection Services and Chief Inspector, Cocamar, LLC:

Armando has more than twelve years experience in field services operations management with Cocamar and has more than thirty years experience in operations in upper management and supervisory roles in other related industries. Armando provides forecasts and projections, performed demographic analysis, and coordinated openings of new service areas.

Armando provides leadership and direction of Cocamar'sdaily operations for all departments, including dispatch, quality control, recruiting and administration. Armando is Cocamar's Chief Inspector and is responsible for performing and supervising quality control reviews on Cocamar's inspection work. although his day-to- day duties do not allow regular inspections, he does perform inspector audits and special reports. He deals daily with clients, borrowers and builders and facilitates and expedites resolution of any budget or inspection discrepancies.

 

Cori Flores

Operations Manager - Valuation Services, Cocamar, LLC

Cori has more than fifteen years experience in the field services industry helping to build Cocamar's construction lending division. Cori has performed inspections, dispatched service orders to the field, and worked in administrative and supervisory capacities. In 2001 she helped form Cocamar's appraisal management and special asset services divisions.
